Coral Gables: Named Among Most Livable Cities Worldwide

For those of us fortunate enough to live or work in Coral Gables, we know the magical quality this city has. The tree-lined roads and historic, Spanish architecture intermingle with charming cafes and shops while being centrally located to other exciting corridors of Miami make this a South Florida gem. The UN-backed panel seems to agree.

A recent report named Coral Gables one of the top five most livable communities in the world with a population of between 20,000 and 75,000 by the United Nations-backed International Awards for Livable Communities (LivCom).

South Florida continues to receive more cosmopolitan momentum but often Miami Beach is the only destination associated with our chic allure. I’m thrilled to know that Coral Gables is being recognized as a premier city in its own right.

The Flood Gates Have Opened

Flood Map Coral GablesDo you currently have a flood insurance policy on your home? Are you thinking of selling your home? Then you may want to take a look at how the Flood Insurance Reform Act will affect you.

To help you determine what flood zone your home is located in, view flood zone guide here. If you are in a high risk flood zone (i.e., if you are NOT in Flood Zone X), then your policy rate will increase over the next 4 to 5 years. If you sell your property, or you are buying a new home in a high risk flood zone, then the new policy will automatically reflect a new higher rate (no gradual increase).  In case you are interested, here’s a link to the reform act details.

Over 450 homes in Coral Gables alone will be affected by the flood zone policy increases! Many homes in Coconut Grove, Pinecrest, and Palmetto Bay are in flood zones as well. Be in the know. I can help keep you informed as you purchase or sell your home.

Sell Your Home With Me, Make An Extra $25,000

This claim sounds like a tacky informercial but I have data to support my headline*! According to a recent study highlighted in the Wall Street Journal, experienced Realtors sell homes for an average of 12% more than their rookie counterparts. The study, conducted in Longwood University, tracked real estate sales performance for 10 years based on Realtors’ years of experience.
