April 2013: Coral Gables Real Estate Market Update

April saw a slight decline in single family home sales in Coral Gables, as the infographic below will show. There was, however, a reduction of median days on market: March: 88 vs April: 49. There were also more million dollar + homes sold in Coral Gables last month, 40% in April as compared to 25% in March. A few nuggets to keep our eye on.

Meet the Carole Smith Real Estate Team: Marketing

Last week I mentioned that my team was expanding. I wanted to take the time to introduce you to my dream team individually. Each person’s role is integral in my success and, more importantly, in the success of my clients’ transactions. Someone who doesn’t interface with clients on a regular basis is my Marketing Director, Diana Rodriguez-Velazquez. She contributes greatly to the exposure of clients’ properties and my overall marketing.

Reluctantly she confirmed that she has over 20 years marketing experience – six of which have been with me! I lured Diana away from Corporate America where she was the Director of Interactive Marketing for Carnival Cruise Lines. With extensive experience in database, brand and digital marketing, Diana has been a terrific asset.

When I tell prospective clients that they are hiring a skilled team, I mean it. Wait ’til you meet the rest of the gang!

Carole Smith Real Estate Team Is Expanding!

I’m thrilled to announce that the Carole Smith Team is expanding! In recent weeks we’ve re-organized existing staff and hired two additional Realtors to continue to provide exceptional service to our clients.

In the coming days, I’ll blog about each team member because folks – in this market it really does take a village!

I’ll start today by announcing Cristina Formosa’s much deserved promotion to Executive Director. Cristina has been my right hand for over 7 years and has blossomed into an effective and focused Realtor while managing multiple projects that streamline our operations and processes internally.

If you know her, you know how extremely capable and reliable she is. She uses her Masters in Psychology from Columbia University on a daily basis to navigate our hectic office and interactions.

Cristina is such an asset and I’m fortunate that she has not gotten the 7 year itch! (I hope I didn’t just jinx myself…)

March 2013: Coral Gables Market Update

March single family home sales in Coral Gables witnessed a consistent trend month over month, with both months posting 51 sales. There was a 10% increase year over year, however. I personally sold 1212 Hardee Road in Coral Gables in less than 10 days last month and wish all parties involved much happiness!
