12 with 12 on 12

Surely today you’ll be bombarded with 12.12.12 references…so I thought…let me jump on that bandwagon! How am I going to make this relevant to real estate? Well how about the fact that I found exactly 12 luxury Coral Gables listings which contain “12″ in their address numbers on the 12th (of December)? Maybe this too only happens ever 100 years???

Here are all 12 listings – if you buy any of them you’ll have over a dozen reasons to be content!

Critical Home Insurance Changes

I recently attended a very informative and eye-opening seminar about home insurance issues, given by Ralph Cabal of Cabal Inspection Services and Gisela Castro of EWM Insurance.

Living in Coral Gables and Coconut Grove, homeowners know the cost implications of property insurance. Many of us are diligent about securing discounts and credits pertaining to our doors, roofs and other enhancements.  Unfortunately, however, it has become more and more difficult to secure insurance credits on your home even when you think you have done everything possible to meet the Windstorm requirements for discounts, as an example.

You may have recently received a call from Citizens requiring “re-inspection” of your home—I did! Even if you just recently closed on your home and just paid a licensed home inspector for the insurance-required Mitigation report, you are not immune. The Citizen’s re-inspectors apparently are intent on finding any lapses so that they can remove credits that you’ve been given in the past. The newest iteration of the Mitigation report rolls out February 1st, with more restrictions than before. I will share it with you as soon as it becomes available.

Big tip for the day: If you are installing impact resistant windows/doors in your home, KEEP the sticker on the window/door frame. Otherwise, if you remove it or paint over it, you may not get credit for any hurricane protection in your house! Yes, you read that correctly! When buying or selling your home, rest assured I will make sure you are best informed to get your deal to closing.
