I feel a déjà vu coming on. As I analyze the single family closed sales for Coconut Grove in July – the numbers are so very similar to last month. Just like in June, 15 homes sold and of the 15 sales in July – 60% sold above asking or for less than 10 percent of the list price.
I’m happy to report that one of the my Grove listings closed in July with the distinction of being the highest-non waterfront sale per square foot at $395. The mid-century contemporary located at 4150 Malaga Avenue was a gem. I’m delighted for all parties involved!
