I’m currently working with two separate clients who are interested, singularly, in properties in south Coral Gables. Although their budgets differ, my research for both yielded interesting findings. When looking at properties in south Coral Gables between $750,000 to $1,500,000, with no other criteria, only thirteen single family homes are presently available. That’s a very finite group. Moreover, I’ve discovered that of those 13 properties only 3 have been on the market for over 90 days.
This subset is a microcosm of the low inventory story that is being echoed throughout Coral Gables and Coconut Grove. This ongoing trend is why new listings in pockets with limited inventory cause interest to be sky high, as is the case for my south Gables listing at 5910 Maggiore Street.
