Yesterday someone called about a beautiful home I sold last year in The Moorings in Coconut Grove. They saw it on trulia.com and didn’t realized it was not actively for sale. We discussed the amenities this lush, gated community offers. Top on her list was the marina and access to the Bay, of course.

I forwarded her a neighborhood video my team produced last year which you can view below.

I recently started mailing a home and lifestyle magazine to select Coral Gables and Coconut Grove residents. I’ve had such good feedback, that I began mailing to more homes in these areas, but just in case you did not receive it, it is now online for you to peruse.

April 2013: Coral Gables Real Estate Market Update

April saw a slight decline in single family home sales in Coral Gables, as the infographic below will show. There was, however, a reduction of median days on market: March: 88 vs April: 49. There were also more million dollar + homes sold in Coral Gables last month, 40% in April as compared to 25% in March. A few nuggets to keep our eye on.

April 2013: Coconut Grove Real Estate Market Update

Market dynamics are so fluid. April single family home sales in Coconut Grove saw a sharp decline over the previous month with 15 sales as compared to 23. This year sales will be at the mercy of inventory. Sellers are getting more confident about listing their home but they are NOT confident about finding one, so it is becoming the chicken and the egg.

Coconut Grove Community: Scenic Drive Series

After several rainy days last week, Saturday and Sunday’s weather made a comeback and showcased our spectacular climate in Coconut Grove and surrounding areas. Ultimately, I’m solar powered and was delighted to enjoy sunshine. So are out-of-town buyers whose primary reason for buying a home in Coconut Grove is our glorious weather. Home Search In Coconut Grove Changes in a Year

Last May an out of town client was looking for second home or condo in Coconut Grove. Her budget was between $400,000-$500,000. We saw multiple properties every time she flew down. But she waffled on the market and the property values. “Will prices go down?”, she would ask. Not having the benefit of a crystal ball, I could only give her my expert opinion: The market is on the rise.

Almost a year later, she’s re-engaged in her search… but her budget is $500,000-$600,000 – prices have noticeably increased. Here question now is, “How fast can I put in an offer?” My expert advice when buying a home in Coconut Grove: make sure it speaks to you – even if you are going to be using it as a second home.

I’d like to share this advice with all my readers, don’t let the pressure of rising prices make you settle or select a home prematurely. This is where the unbiased, fact-based knowledge of a local Realtor is invaluable. Listen to us. We know a thing or two about real estate:)

Last week I mentioned that my team was expanding. I wanted to take the time to introduce you to my dream team individually. Each person’s role is integral in my success and, more importantly, in the success of my clients’ transactions. Someone who doesn’t interface with clients on a regular basis is my Marketing Director, Diana Rodriguez-Velazquez. She contributes greatly to the exposure of clients’ properties and my overall marketing.

Reluctantly she confirmed that she has over 20 years marketing experience – six of which have been with me! I lured Diana away from Corporate America where she was the Director of Interactive Marketing for Carnival Cruise Lines.
