I recently started mailing a home and lifestyle magazine to select Coral Gables and Coconut Grove residents. I’ve had such good feedback, that I began mailing to more homes in these areas, but just in case you did not receive it, it is now online for you to peruse.

April 2013: Coconut Grove Real Estate Market Update

Market dynamics are so fluid. April single family home sales in Coconut Grove saw a sharp decline over the previous month with 15 sales as compared to 23. This year sales will be at the mercy of inventory. Sellers are getting more confident about listing their home but they are NOT confident about finding one, so it is becoming the chicken and the egg.

Home Search In Coconut Grove Changes in a Year

May calendarLast May an out of town client was looking for second home or condo in Coconut Grove. Her budget was between $400,000-$500,000. We saw multiple properties every time she flew down. But she waffled on the market and the property values. “Will prices go down?”, she would ask. Not having the benefit of a crystal ball, I could only give her my expert opinion: The market is on the rise.

 Almost a year later, she’s re-engaged in her search… but her budget is $500,000-$600,000 – prices have noticeably increased. Here question now is, “How fast can I put in an offer?” My expert advice when buying a home in Coconut Grove: make sure it speaks to you – even if you are going to be using it as a second home.

 I’d like to share this advice with all my readers, don’t let the pressure of rising prices make you settle or select a home prematurely. This is where the unbiased, fact-based knowledge of a local Realtor is invaluable. Listen to us. We know a thing or two about real estate:)

Meet the Carole Smith Real Estate Team: Marketing
